    Existing and Future Rental Income

    • Boost your chances of getting approved for another home loan by adding your existing and future rental income to your total income.

    Existing Rental Income*

    • Buying a property with tenants: where you are purchasing a property that has existing tenants with an existing lease contract/agreement, the existing rental income currently collected by the seller can be included in the affordability assessment of the purchaser’s application. This assumes that the tenants will continue renting the property per the lease agreement.
    • Using Existing Rental Income for affordability: where you have an existing property with tenants and there is an existing lease contract/agreement, the existing rental income can be included in the affordability assessment on the application of your next property purchase.

    Future Rental Income*

    • Buying a second or further property for rental purposes: where no lease contract/agreement exists, and you intend purchasing your second or further residential investment property. A percentage of the estimated market-related rental income can be included on the credit affordability assessment.
