What you need to know

  • What you get

    Register your bond for 20% more than your loan amount and get the extra cash when your property's value increases (valid for a limited time). If your application is accepted you'll get:


     

    • As a first-time homebuyer: 50% off your bond registration fees (excluding VAT) for the additional 20% above your Home Loan amount. 
    • As a customer who’s not a first-time homebuyer: 100% off your bond registration fees for the additional 20% above your Home Loan amount. 
    • A quicker turnaround time when you apply for finance in future.
  • How it works

    • When you apply for a new Home Loan with Absa, you can request to register a higher bond amount than required. 
    • Once your property’s value has increased, having a higher bond amount will allow you to apply for that additional amount, without the hassle of registering a further bond. 
    • When you apply to access your Future Bond amount, you can also apply for a ReAdvance
  • Additional information

    Illustration of the bond registration fee impact (with no discount on fees applied) 

    Registration of a Future Bond of 20% above your loan amount: 

    • Registration fees on a bond of R1 million: R24 560 
    • Registration fees on a bond of R1.2 million: R26 545 
    • Difference in bond registration fees to register an additional 20% on your bond amount: R1 985 

    If you don’t take up a Future Bond, the bond registration fees to register a bond of R200 000 will be R8 485. 
 


     

    As per the illustration above, there’s a saving of R6 500 (R8 485 – R1 985) by registering a Future Bond instead of a further bond of R200 000 at a later stage.

  • What is a Future Bond? 

    A Future Bond lets you register a higher bond amount when taking up a new Home Loan. This means that when your property value increases, you can apply for extra financing without registering a new bond. 

  • How will it save me money? 

    By registering a higher bond amount up front, you avoid paying full bond registration costs again when applying for extra financing in the future. This can save you thousands. 

  • Can I access the funds immediately? 

    No, you’ll need to apply for the additional funds after your property’s value has increased. A credit assessment and property valuation will be required.

  • Is Future Bond a limited offer?

    No, a Future Bond is not a limited offer. However, the discount on the attorney registration fee is limited.
